Package includes:

Foundation: Slab on grade or raised floor to match the existing house.

Framing: Douglas Fir frame and any Parallam or Glulam beams per engineer’s design
Ceiling to be eight-feet tall and flat (higher or vaulted ceilings are optional at additional cost).

Roof: 25- to 30-year composition shingle (other roof type at additional cost) to match the existing as close as possible.

Windows: Any size up to 6 feet wide by 4 feet tall. Milgard, Jeld-Wen, Simonton, or equal quality, energy-efficient, aluminum or vinyl, white (or other “standard” color), dual glass, single slider or single hung.

Doors: Hollow core interior doors at stock available styles (6-panel, 4-panel, “Venetian”, and more), as well as installation of any exterior doors, interior solid doors, or closet doors purchased by the home owner (must be pre-hung systems).

Stucco: To match as close as possible the color and texture of the existing house.

Electrical: Rough and finish of all receptacles per CEC (California electrical code). Additional fixtures optional at additional cost.

Insulation: Blow-in or “Batt” application of R13 (new exterior walls), R19 (new floors), R30 (new attics), per CA energy code.

Drywall: Taped (textured or smooth) and ready for primer & paint.

Utilities and cleanup: Security fence, portable toilet and dumpster bins as needed.

 

PLUMBING:

If your room addition project includes a new bathrooms, kitchen, or laundry, we can do the rough and/or finish work required to complete the job per your choice. Each project is different, hence, we’ll provide you with a custom bid per your desire. In case you are looking for a 100% complete plumbing job, we would still need you to select and pay for the fixtures (tub, toilet, sinks, faucets, etc.). We will provide you with a custom-list of fixtures for your project, including specs on building code requirements, best places to shop, and when you’ll need to make your selections by. All and any plumbing work cost is ADDITIONAL to the basic package cost.

ELECTRICAL:

Our “Single Story Room Addition” package includes all the receptacles required by CEC (California Electrical Code) such as: indoor & outdoor outlet, outdoor light installation (fixture provided by the homeowner), light switches, dimmers, and hard-wired smoke detectors (in the new addition ONLY!). Other electrical fixtures, such as: recessed lights, LED lights, ceiling-fans, bath exhaust-fans, etc, or other fixtures required by the building inspector for the existing home area, can be installed per request/design for ADDITIONAL charge.

Building permit: Processing of the permit including delivery and corrections (Permit fees will be paid separately by the home owner).
